Pleasanton’s oldest church will be relocating to one of Pleasanton’s newest neighborhoods at Valley and Busch Rd. Pleasanton Presbyterian Church is currently located on Mirador Dr. and is set to move into the new $7-$10 Million church after the completion of a temporary structure which will be ready by years end. The church will be built on a 6-acre site that is in Ponderosa’s new Ironwood subdivision. The church will be under 100,000 square feet of floor space in four buildings including a roof line 45-feet high, a three story sanctuary, and other buildings for youth, seniors and the Kinderkirk preschool.

The Staples Ranch Project is located on some prime Pleasanton Real Estate next to 580 and established Pleasanton neighborhoods. Many neighbors close to the Staples Ranch project recently voiced their concerns which include environmental impacts, traffic, noise, aesthetics, air quality, and a 50 foot tall pylon sign to be placed off 580 for the auto mall. Hendrick Automotive Group would feature 6 dealerships on 37 acres, this will cause large amounts of light pollution on neighboring homes. Many neighbors are concerned not only with construction traffic, but traffic that will be then coming down Stoneridge Drive as it is proposed to extend to the Staples Ranch development. An environmental impact study is soon to be under way and the public has until April 30 to send in comments on the initial study. Although the Staples Ranch Project in Pleasanton will have more than auto dealerships (senior care facility, recreation area, and other commercial buildings) neighbors and city council will need to work closely together to come to a win-win outcome.

Auto dealers and credit card companies have already embraced the credit scoring system in which would be borrowers use rent, utility payments and a clean checking account to build credit. This expansion launched by FICO (What is Credit - for more info) is designed to help prospective borrowers with minimal credit histories obtain loans and credit scores.
Mortgage lenders are unlikely to use this system unless Fannie Mae and Freddie Mac purchase these loans.

Dublin Ranch Condo and detached home owners welcome the Promenade at Dublin Ranch as one of the many factors that will eventually increase the value not only of homes around the Promenade, but all of Dublin Ranch. What the Promenade is exactly is still up in the air, but the website for the Promenade created by Colliers International states a “combination of retail, dining, entertainment and office space. Over the last few months you may have noticed that the Hopyard Village shopping center got some new signs. Add to the signs a 2,300 sf. building which will be leased to Peet’s Coffee & Tea. Peet’s will be in the same location as the old Community 1st National Bank building, which was build in 1973 after its demolition. Goble Properties, which owns the shopping center was approved for the demolition and rebuilding, but must not install a fryer or grill in the building however, or we could see what happened at the corner of Valley and Bernal where the now Jack-in-the-Box is? The Planning Commission originally planned to see a Starbucks in that location, and received a fast food drive-through. Peet’s Coffee & Tea is scheduled to open this Fall.
