Pleasanton Installs Wi-Fi Downtown

Pleasanton has just installed a Wi-Fi network Downtown allowing people to set up anywhere downtown (within the Wi-Fi network) and connect to the internet. This will be great for people to conduct business, students to work or anyone to catch up on news, sports or search for real estate! Not to mention you can tell your boss you will be ‘working’ downtown in your ‘mobile’ office.

The primary purpose of the Downtown Wi-Fi is to allow City personnel access the City’s private local area network from the Downtown and in City buildings. A secondary purpose is to promote economic development in the Downtown by providing dependable and free Internet access to the General Public.

Affordability Remains a Problem

Despite the slowdown in sales and smaller gains in appreciation — or, in some places, no gains at all — the nation’s biggest housing challenge is affordability, according to the latest report from Harvard’s Joint Center for Housing Studies.

While the housing market will recover in due course, prospects aren’t great for those trying to get a toehold on the housing ladder, the report says.

“In just one year, the number of households spending more than half their income on housing increased a startling 1.2 million to 17 million in 2005,” notes Rachel Drew, a research analyst at the Joint Center. “Even if prices or rents soften for a period of time, the nature of (our) labor markets, the regulatory restrictions imposed on residential development, and the fiscal limits of government assistance to cost-burdened households will make affordability a long-term challenge.”

Some Americans try to escape these cost burdens by taking longer commutes and incurring higher travel costs, while others double up or live in substandard housing or undesirable neighborhoods. But Drew reports that the prospects for a substantial easing of these problems are dim.

On a positive note, Eric Belsky, the Center’s executive director, likes what he sees for the market as a whole. “While it will take time to work out current loan problems and work off the oversupply of homes, the long-term outlook for residential investment remains strong,” he reports.

Largely, as a result of a record number of new immigrants arriving in the United States in the 1990s and larger numbers entering this decade, net household growth is poised to accelerate by about 2 million to 14.6 million households by 2015. In addition, incomes and wealth stand higher for most households in real terms than 10 years ago. This should translate into solid growth in both new construction and remodeling spending over the next 10 years compared with the last 10.

Signs the Housing Market is picking up

As we look at the housing market and what has been happening several factors suggest housing is looking better. Interest rates are up, but that is because of a very healthy economy with housing on the rebound too.Here are a few of the signs that things are starting to look up:

Sales of new homes soared 16.2 percent in April, the largest monthly gain in 14 years, reaching an annual rate of 981,000.

Total single family sales - both new and existing - during the first four months of the year have averaged 5.5 million, about the same pace as in the final four months of the year.

Through May 25th, the four-week average of applications for new mortgage applications for new mortgages was at its highest level since early 2006, according to data from Mortgage Bankers Association.

Prices overall are up 29.2 percent around the country over the past three years and 64.3 percent for the past five years. That sould be comfort to buyers who have worried about homer values.

Mortgages Jump as Economy Improves

The rates on a 30-Year mortgage rose for a fourth straight week, hitting a level not seen in 10 Months - strong employment growth can be to blame.

Today mortgage giant Freddie Mac reported that 30-year, fixed-rate mortgages averaged 6.53 percent this week, up from 6.42 percent last. This is the highest point for the 30-year mortgage in since averaging 6.55 percent August 10th.

Why are rates increasing? Recent signs of string economic growth outside the housing market. May saw the creation of 157,000 jobs which is double the April number.
