40 years ago you could buy a Pleasanton home for $25,000, today it’s $850,000… how much will the home you buy today be worth in 40 years?

If you are worried about the market values today, remember 40 years from now the home you buy today for $850,000 could increase 3,300% to $30,000,000. That was the increase from 1965. Crunch the numbers, it’s a huge increase, but so is $25,000 to $850,000.

Remember, buy a home that is unique, one you will enjoy, close to amenities and one somebody else would if you didn’t buy it. It’s one way to look at the numbers, but remember all areas are different and this is one example from the Pleasanton Valley / Birdland neighborhood in Pleasanton.

Grafton Station is currently under construction and the only completed building is Lowe’s in Dublin. Lowe’s in Dublin is the anchor tenant for the Grafton Station development. Rumor is Circuit City is looking to relocate here from their current Dublin location.

Condos Dublin Ranch Update

Condos Dublin Ranch, Dublin Ranch Homes, Dublin Ranch Sales

Condos in Dublin Ranch have been seeing an increase in sales for some time. We wrote on the increase in activity of Condos in Dublin Ranch in March Dublin Ranch Condos - Receiving Multiple Bids, again we wrote an offer last week on a Condo in Dublin Ranch and were one of 4 offers, and our clients were able to secure the home!! I know of 3 other Dublin Ranch Condos which received multiple bids in the last 2 weeks.

Here is a link to Dublin Ranch Condo Sales from April 1st. They range in days on market from 5 days to over 100, but these are numbers we have not seen in Condos in Dublin Ranch for some time. Dublin Ranch Condo Sales. Also, when I was looking for a client who wanted a Condo in Dublin Ranch I could find almost 20 a year ago to choose from, now I’m limited to a handful.

Reasons for increase in Dublin Ranch Condo Sales:
1. Pricing is Great- Starting Low $400k for a 2 bedroom 1,400sf.
2. Supply - There are only a few ‘quality’ Condos in Dublin Ranch to choose from at a given time
3. Rent - Dublin Ranch Condos rent from $2,000 to $2500
4. Financing - 5% down for FHA loans and pricing is at the FHA guidelines
5. Quality - Compared to other Condos around $400k, Dublin Ranch Condos are superior. Built by luxury builder Toll Brothers
5. Amenities - Gym, pool(s), spa, clubhouse, outdoor fireplaces, garages
6. Developments - Promenade, Grafton Station, Grafton Plaza, Hacienda Crossings
7. Location - 5 minute drive to BART, 580 / 680 freeway, Ace train
