Tri Valley Home Sales December 2008

Leave a Comment | Be The First To Comment

Pleasanton Home Sales, Danville Home Sales and Dublin Homes sales did not do as well in November as they did in October, but lets be honest with Thanksgiving past and Christmas right around the corner the buying and selling is at the Stoneridge Mall. Pleasanton Home buyers and Dublin Home buyers should take note… If a home is on the market right now, chances are they are motivated more than someone selling in the summer - they are looking to make a deal, and this goes the same for a home seller too. If a home buyer is looking this time of year, chances are they are a bit more serious. Here are a few Home Selling Tips and a few Home Buying Tips.

Below are the Tri Valley home sales by city. Sold homes in November ‘08

A Christmas Story Movie - Home for Rent

Leave a Comment | Be The First To Comment

We don’t get snow falling on our Pleasanton Homes or need a snow blower to clear a path to the front door of our Dublin Ranch Condo, but there are traditions even a Tri Valley Christmas minus the snow cannot do without.

It’s a Wonderful Life, check.

Santa picture, check. Could have got one last week in Pleasanton, but the mall is always an option.

Christmas tree, stockings, too much food, check, check, check.

What if that wasn’t enough of tradition? What if you were the craziest fan of A Christmas Story? Well, you could always rent the home from the movie that Ralphie lived in and recreate the movie, yes, you can leave your Pleasanton Home and the brisk 50 degrees we will probably on have on Christmas in the Tri Valley for 10 degrees in Cleveland. Rent A Christmas Story home for Christmas.

The auction is over for the home, but you can go on tours throughout the year. Don’t forget to bid for next year.

BART to Livermore? Boost for Tri Valley Home Owners

BART extending to Livermore could be a boost for Livermore Home owners, Dublin Home owners and Pleasanton home owners, not to mention the positive effect it will have on minimizing the congestion on one of the most heavily congested freeways in the Bay Area, I-580.

How can BART improve home values?
One of the major concerns we find with Tri Valley home buyers is commute time. If you live off Vasco compared to a Dublin Ranch home, you could expect an additional 15 minutes commute time between the two points, and this is off commute peak times! With BART’s extension more home buyers will see commute time as less of an obstacle when home buying in Livermore.
Here are some route proposals from BART
I-580 Median to Greenville Road
I-580 Median to Vasco Road ACE Station via Los Positas Road
I-580 Median to Vasco Road ACE Station via Vasco Road
I-580 Median to Isabel Avenue / Stanley Boulevard via Isabel Avenue
I-580 Median to Isabel Avenue / Stanley Boulevard via Quarry Road
I-580 Median to Isabel Avenue / Stanley Boulevard via El Charro Road
I-580 Median to Isabel Avenue / Stanley Boulevard via West Jack London Boulevard
I-580 Median to Livermore Central via Portola/Junction Avenue
I-580 Median to Livermore Central via Quarry Road and Union Pacific Railroad

Currently a project is under way to add High Occupancy Vehicle lanes (HOV) to I-580, this is the construction we currently see. How will this improve the potential billion dollar cost to add BART?

For more information on the BART extension visit this link below and watch this video BART I-580

If you know of other news related to the BART extension, please pass it along.

Dublin Short Sale Help - What is a Short Sale

Leave a Comment | Be The First To Comment

Dublin Short Sales are on the rise and hiring a Short Sale Realtor and local expert is extremely important. Messing up your Dublin short sale could lead to foreclosure.

If you are a Dublin homeowner it might be interesting to know there are currently 64 short sales in Dublin.

What is a Short Sale? Basically a short sale is selling a home short of what is owed on the mortgage. If you owe $500,000 on your home and similar homes are selling for $400,000, you would be shorting the bank $100,000 if you had to sell. Fore more info contact us at 925.621.4064.

Benefits of Short Sale. Avoiding foreclosure and saving credit score. Most of the negative effect of a credit score comes from missed payments on your loan, that is why hiring an agent who knows the short sale process can actually help save your credit too.

Negatives of Short Sale. Time and a lot of lookers. If you need to sell your home and you are short, you need to price it well enough to attract buyers and keep them around. The process of a short sale can take months and buyers can walk away. There will also be a lot of activity if the pricing is right to keep acitvity high. Again make sure the agent you hire knows the short sale process.

If you are a Dublin resident and need help selling a home and you fit the scenario above, contact us at 925.621.4064, or send us an email. We have successfully sold many short sales in Dublin and Pleasanton.

What’s A House? Pleasanton Measure PP & Measure QQ Let You Decide

pleasanton measure qq measure pp

The Pleasanton housing cap voted in 12 years ago set a cap of 29,000 housing units. Pleasanton’s housing cap still needs a bit of tweaking. On Nov. 4th you can decide exactly what a house is. Pleasanton is about 3,000 housing units away from the 29,000 voter approved cap and based on the Nov. 4th results, Pleasanton voters will essentially decide how many ‘homes’ will be built in the future to meet the voter approved housing cap in Pleasanton.

What is a house?

Pleasanton Measure QQ and Measure PP will let you define what a home is.

Pleasanton Measure PP

A housing unit will be defined as a unit with a kitchen sink, cooking device and fridge the unit would also have a bathroom with toilet and shower or tub.

Measure PP also states the Pleasanton City Council must uphold the housing cap and must not be allowed to grant waivers to allow housing units that meet this definition.

Pleasanton Measure QQ

Supported by 3 of the 5 City Council members. Pleasanton Measure QQ defines a housing unit as a single family home, condominium, town home, half a duplex/duet, one mobile home and one apartment unit. Also, second units (in-law), rooms in extended stay hotels and units in assisted living facilities would NOT count towards the cap.

Get out and vote on Nov. 4th

Club Sport High-End Fitness at the Promenade at Dublin Ranch

The Promenade at Dublin Ranch has been one of the most anticipated developments in Dublin Ranch. Club Sport has been in talks with the Promenade at Dublin Ranch developers for some time. Last August a preliminary plan was presented to the planning commission of Dublin.

Plans call for 3 buildings at the South East corner near the Terraces (1 of 6 phases).

Building 1 - A ‘Main Street’ building at the entrance will house the fitness center with a group exercise room, pool, spa, spa treatment rooms, aerobics room, lockers, cafe and offices. They expect to employ 85 people with 35 working at a given time.

Building 2 - 3 Stories with a restaurant and offices.

Building 3 - 4 tier parking structure to the North

This aspect of the Promenade is not yet approved because of the use permits. This section of the Promenade is part of the overal 230,000 total square feet of the Dublin Ranch Main Street, The Promenade at Dublin Ranch. The Promenade will have dining, entertainment and office space located within the Villages at Dublin Ranch community.
