If you are like most Dublin Ranch Condo or Dublin Ranch Home owners you can’t wait for the Promenade in Dublin to break ground. Even if you are a Tri Valley Home buyer you need to look into all the future developments coming to Dublin Ranch. The Promenade in Dublin Ranch will (as stated on the Dublin city website) offer 230,000 square feet of retail, dining, entertainment and office space within the 1,500 acre, master-planned Dublin Ranch community. The project will emphasize a pedestrian-friendly main street with beautiful architecture and charming ambiance and will draw from Tri-Valley residents, out-of-town visitors, and local employees.”

The Promenade in Dublin has been one of the top projects I have seen people searching for.

Oak Grove Pleasanton and the lawsuit

Oak Grove in Pleasanton was recently approved by the Pleasanton City Council for the development of 51 lots on 77 acres with the addition of 496 acres of open space, trails and equestrian paths. Owners of this land, Jennifer and Frederic Lin, filed a suit in Alameda Superior Court against the opponents of the Oak Grove development. This suit filed against opponents of Oak Grove in Pleasanton is in an attempt to stop the efforts of a the group Save Pleasanton Hills lead by former council woman Kay Ayala. The suit states that improper efforts were made in obtaining the nearly 5,225 supporters signatures to force a referendum to overturn the approval of the Oak Grove development. Read more…

New Lowes in Dublin, CA - Now Open

The New Lowes in Dublin, CA across from the Dublin Ranch Condos of the Villas is now open for business. Actually Lowe’s opened its new 117,000 sf. store in Dublin on the 14th. This Lowes in Dublin will also include a garden area in addition to the over 40,000 items in the store. So how much does it cost to build a store like the new Lowes in Dublin, CA? Well, according to a press release by Lowe’s, the company said it invested $18.5 million in building the store and expects to employ up to 175 people.

Pleasanton Real Estate Market Update

When we look at the number of sold homes in the Pleasanton Real Estate market from the month of November, there was not much of a change from the Pleasanton sold numbers for October. These numbers are of sold detached homes in the month of Pleasanton. Click the link below to see sold homes. Also as numbers go there were 31 homes that sold and 177 homes remaining on the market at months end. This gives us a total of 5.7 months of supply.

A Freeze on Interest Rates for Subprime Borrowers

Major financial institutions and the Bush Admin. are looking into a plan to freeze interest rates for some Subprime borrowers. They are coming close to working out a plan that would on an individual basis look at borrowers and their ability to pay once interest rates reset. The details on how this will work is still up in the air, but it may be a fix or as CNBC says maybe just a band-aid. Below is an interview with Angelo Mozilo, Countrywide Financial chairman/CEO where they talk about such a plan.

Ponderosa - Ironwood Neighborhood’s Newest Neighbor

There is not too much land in Pleasanton left to develop and in the Pleasanton real estate market which includes the new Ironwood community land is hard to come across. The Pleasanton Presbyterian Church was blessed with 6.5 acres at the corner of Busch and Valley in Pleasanton which is part of the Ironwood community built by Ponderosa Homes. Pleasanton real estate will set the price of an acre at around a $1 Million, but the Pleasanton Presbyterian Church was able to grab it for $2.5 Million!
